A defined starting point

What the design service covers

The starting point is an agreed design scope: what needs to be explored, which information is available, who prepares each deliverable and which decisions remain open. Design coordination can support an early concept or a more developed proposal; the work included is defined for your project.

From brief to coordinated information

Develop the design around the real project

Each project needs a different level of investigation and documentation. Agree the stages and deliverables before work begins.

  1. Early planning and feasibility

Start with the rooms, activities and constraints that matter to your household. We help organize priorities, available property records and questions that need investigation before a direction is selected. A preliminary layout is a starting point for review; it does not establish that a proposal is permitted or structurally feasible.

  2. Understand the existing home

Available drawings, measurements and site observations help establish a working picture of the house. Record what is known and what still needs confirmation, including levels, walls, openings, utilities and access. Existing drawings may differ from current conditions, and concealed construction may require further investigation by the appropriate people.

  3. Layout and spatial planning

Explore how rooms connect, where storage belongs, how people move through the home and how the proposed layout supports daily use. Compare meaningful alternatives against the brief before refining one direction. Coordinate dimensions, stairs, openings and service zones so that a visual preference is considered alongside its construction implications.

  4. Exterior form and additions

For additions or new homes, design development may include overall massing, roof relationships, window placement and material direction. Consider the relationship to the existing building and surrounding site. These studies describe proposed work; property-specific constraints and required professional review can change the direction before detailed drawings are prepared.

  5. Structure and building systems

An open-plan layout, new storey or relocated kitchen can affect more than finishes. Identify structural questions and the implications for heating, ventilation, plumbing and electrical work early. Super4Homes coordinates input from qualified professionals where required; regulated architectural or engineering work must be performed by appropriately qualified professionals, not represented as an in-house Super4Homes credential.

  6. Drawings and professional coordination

Define the drawing package and responsibilities around the actual proposal. Coordinate the information shared between the homeowner, drawing preparers and required specialists, and keep track of revisions and unresolved questions. The scope should identify who prepares, reviews and takes responsibility for each discipline’s work. Concept drawings should not be mistaken for approved or construction-ready documents.

  7. Permit preparation and municipal coordination

Organize project information and coordinate required drawing inputs for the applicable submission process. Clarify who is responsible for applications, professional documents, responses and revisions. Requirements depend on the property and proposal and must be confirmed with the relevant municipality and qualified professionals. Permit or zoning approval is not guaranteed by the design service.

  8. A clearer handoff to construction

Bring the current drawings, scope decisions, material direction and outstanding items together before construction pricing and planning. Identify assumptions that still affect the work, such as concealed conditions or unconfirmed selections. Design coordination helps make those questions visible; construction scope, responsibilities and commercial terms need their own agreement.

Design Service or Design-Build?

This service focuses on developing the residential design and coordinating the information needed for the next project decisions. Design-Build describes the broader delivery model that connects design and professional coordination with managed construction. Discuss whether you need a defined design phase or a coordinated route through construction; the agreed scope determines the work included.
